The Ciputra Group was engaged by Mr Ciputra in the 1980s, after a long career with an entrepreneurial vision to provide a company for its children. The case describes the evolution of this group, which developed into a prominent and innovative player in the Indonesian property sector. Under the direction of Ciputra, the company was known for its satellite cities, in which the group combines technical, architectural and urban qualities, along with the ability to understand and difficult maneuvers in the Indonesian environment. The Ciputra Group moved into areas where the government was weak (public facilities, roads, sewers, city management, security, etc.) and as such was an “institutional entrepreneurs” who dominated Indonesian cities. This model was later exported to other emerging markets. The case ends with the company. Before two sets of interconnected problems One set is of strategic importance, as the company’s business model has proven to be vulnerable, and it is currently being various changes. The question is what the company should choose strategic option. The second set of questions concerns the leadership and corporate structure of the group. Since Ciputra is in his late 70s, a generational change in leadership is imminent, and the students are asked to reflect on the most appropriate way to further development of the company from a out of a charismatic businessman against a professional family. The two sets of questions are interrelated and provide opportunities and constraints.
